NO FULLY FURNITURE
1Residence Condominium is not been fully furniture. But it will equip with modern full Plaster Ceiling & Lighting Draft, full granite effect top and bath room, designer bath fittings and if you want to add on any furniture or built in wardrobe, special discount will be given.
ADDING OWN RENOVATION
For adding own renovation for the unit, we do not encourage any hard or major renovation because 1Residence already provide you with an exclusive living with lifestyle and security.
MAINTENANCE FEE
1Residence maintenance fee is approximately RM 300 per month @ based on the current charge.
LAWYER FEE AND PROCESSING FEE
The lawyer fee is depends on the unit price and compulsory processing fee of RM 1,000 is necessary. When you have interested on the unit of 1Residence Condominium, you need to pay 10% for down payment. Or at least RM 20,000 for booking.
BANK LOAN
Our company panel bank is Hong Leong Bank Berhad. But, final decision is on you. After you pass up the entire document needed then we will proceed. Normally it will take 1 week to complete. But, the situation depends. Normally 85% to 90% loan will be approved. If loan reject, no worries because we will fully refund your down payment if your loan had been reject.
SECURITY
1) Single Entries Pass
All entrance must be access by using card including pedestrian through guard house or walk in to lobby entrance. Resident can tap card in long distance maximum 2 meter without roll down their car window or take it out from wallet when they drive through the main entrance. Card that the residents owned only can access to his/her card park level, lobby, podium and their own unit. If the residents or visitor want to visit his/her relatives or friends that live in this condo or others floor, they need to ask permission from the owner or approach the guard house and let the guard communicated with the owner for permission. If the residents agree, then you only can access with the companion by the resident or guard.
2) 24 Hour Patrol
24 hours guard on standby. Guard patrolling will be floor to floor using emergency exit - walking floor by floor. 1Residence are digitalizing their guard checking where they need to tap their card floor by floor at all time and will be recorded down automatically with the centrex system. So, they can't escape from their responsible and time saving.
3) Perimeter Fence
There is only one main access to 1Residence and all the fence is surround by 24 hours laser censored which if someone want to cross the fence then the alarm will active and CCTV will point to the target immediately and the guard will take action spontaneous without any delay.
4) Dome Cam? Infra-Cam?
There will be CCTV on swimming pool area, gym room, multipurpose hall, parking and common area. At least two (2) CCTV will be located at single level which is place on the right and left of the lift entrance.
5) Panic Button? Siren Strobes?
There will be panic button in all resident units beside the intercom, inside the lift and beside the lift entrance on every floor. The function is to notify the guard immediately if there is in panic situation or any emergency occur and the siren strobes will functions ont that time.
6) Centrex System?
There will be eighty (80) or more monitor in this room. All the alarm system, scheme of every floor, podium level, parking area and etc will be shown on the monitor and there will be guard 24 hours controlling on it.
